Maintenance Technician

Based in Linthicum Heights, MD

 

Title: Maintenance Technician
FSLA Classification: Non-Exempt
Location: MM&P Headquarters

Introduction:
MM&P is a labor union with offices around the United States. MM&P’s membership includes a diverse array of maritime professionals, such as Licensed Mariners working on vessels all around the world, mariners working on vessels throughout the coastal regions of the United States, and other maritime industry workers. MM&P Headquarters provides offices for the International President and International Secretary-Treasurer of MM&P. It is also the central location for: contract agreements; coordination of elections; preparation of ballot material; Offshore Advisory Committee and General Executive Board (OAC/GEB) meeting planning and minutes; convention planning assistance; and general services to the membership, officers, and employees of MM&P.

Job Summary:
The MM&P headquarters building is owned and operated by the Masters Mates & Pilots International, LLC (MAMAPI, LLC). The building, located on 6.848 acres of land in Linthicum, Maryland, houses three tenants including MM&P’s administrative and executive offices.

The Maintenance Technician is responsible for the day-to-day activities involved in maintaining the land and building including the operation and maintenance of the building equipment and machinery. The incumbent reports directly to the International Secretary-Treasurer, or their designee.

Duties/Responsibilities:

  • Responsible for daily monitoring of building operating equipment. This includes but is not limited to: HVAC, electric, boilers, pumps, cooling tower, plumbing, sprinkler system and emergency generator. Utilizes automated online system to assess operations of most building systems. Troubleshoots and resolves issues that do not require licensed contractors.
  • Responds to general maintenance requests from tenants processed through MM&P Service Request System.
  • Purchases and maintains supplies for general in-house maintenance. Prepares expense reports and provides detailed receipts.
  • Responsible for maintaining a preventative maintenance program for building and equipment. Arranges for and manages appropriate third-party contractor support as needed. Secures estimates and cost quotes as needed. Develop maintenance check-list for contractors to provide guidelines and monitor progress of service performed.
  • Provides Accounts Payable with documentation of completed and scheduled work and updated contract information.
  • Attends meetings with Comptroller as needed to discuss building related matters regarding lease agreements and yearly maintenance contract renewals.
  • Oversees contract and work performed by third-party responsible for groundskeeping and snow removal. Functions as liaison with contractors for scheduled and non-scheduled grounds maintenance.
  • Oversees parking areas and ensures that spaces are properly marked and that parking surface is properly maintained. Notifies management if there are potential parking violations and takes action as directed.
  • Maintains blueprints of building including space allocation and layout for all tenants and up-to-date assessment of major equipment structures.
  • Coordinates plan for fire evacuation and disaster response with building tenants.
  • Enforces sound practices in accordance with local and federal laws regarding workplace safety. Point person with Fire Marshall to ensure building is maintained according to code.
  • Responsible for overall building security. Liaison with Security Company for alarm trouble shooting. Program and issue alarm system security code and building access key fob to employees. Issue office keys, have duplicate keys cut and hire locksmith when needed.
  • Responsible for special projects as assigned for any of the building tenants.
  • Performs other related duties as assigned.

Required Skills/Abilities:

  • Demonstrated mechanical and electrical knowledge and repair abilities.
  • Knowledge of building codes.
  • Ability to manage multiple priorities/tasks.
  • Ability to interface with all types of mechanical and construction contractors.
  • Ability to do on-site inspection of flat roof surface for damage, repair or maintenance needs.
  • Proficient in Microsoft Office Suite or similar software.
  • Available for 24/7 emergency response to tenant needs. Ability to utilize laptop to monitor systems when away from office.
  • Occasional lifting or moving of heavy materials in difficult work positions.
  • Exposure to extreme weather conditions sometimes required in emergencies.
  • Excellent communication skills when responding to tenants.

Education and Experience:

  • High School Diploma or Trade School certificate or equivalent
  • Successful completion of facilities management training preferred
  • Minimum of 5 years related experience

Physical Requirements:

  • Complete a pre-employment physical.
  • Complete a pre-employment background screen.

Wages and Benefits:
Starting Annual Salary $52,634.40 – $58,494.80, depending upon experience. A 35-hour work week. Employees at headquarters have 17 paid holidays, are provided sick and safe leave, as well as vacation leave. Additional employer provided benefits include Health Insurance (premiums paid 100% by employer), contribution to union retirement benefits, and lunch provided at union dining hall.
